Home prices in Bulgaria rose 15.5 percent year-on-year. That's according to the latest data from the National Statistical Institute for the second quarter of 2026, compared with the same period in 2025.

Compared with the first quarter of the year, prices climbed 4.5 percent. The steepest increase was recorded in Plovdiv, where homes became 5.8 percent more expensive. Stara Zagora followed with 2.9 percent, Varna with 2.8 percent and Sofia with 2.4 percent. In Burgas, however, the trend moved in the opposite direction, with property prices falling 1.5 percent compared with the previous quarter.

Here's how things looked at the start of the year. Back then, annual growth stood at 14.8 percent, while prices rose 6.2 percent compared with the last quarter of 2025. At that time, Burgas was among the cities with the sharpest price increases, alongside Sofia, Varna and Plovdiv, while Stara Zagora and Ruse saw prices fall.

In short, the NSI data paint a rather mixed picture from quarter to quarter — the cities leading in growth at the start of the year don't always hold onto that position three months later. That's exactly what happened with Burgas.
